Gross yield versus net yield
Gross yield = annual gross rent ÷ property value × 100. For example, £1,000 monthly rent on a £200,000 property produces 6% gross yield.
Net operating yield = annual net rental income before finance and tax ÷ total investment × 100. Here, net income deducts management, maintenance, void allowance and other running costs. Total investment means the full purchase price plus buying costs and refurbishment, not just your cash deposit. Mortgage payments are deducted separately in the cash-flow result.
