These terms apply to Property Projection at propertyprojection.co.uk and its calculators, guides and downloads. Please read them before using the service, alongside our Privacy Policy.
About the service
Property Projection is a free scenario-planning and educational tool for UK property investment. It helps you explore assumptions; it does not provide financial, investment, mortgage, tax or legal advice, recommend purchases, arrange lending or assess whether an investment is suitable for you.
Estimates and your decisions
Results depend on the figures you enter and the model's assumptions. They are illustrations, not valuations, guaranteed returns or predictions. Property prices, rents, interest rates, expenses, tax rules and access to finance can change. Refurbishment end values are your estimates and may not be achieved.
Check inputs, tax treatment and results independently before making a purchase, borrowing money or taking other action. Seek appropriate professional advice for your circumstances. You remain responsible for your decisions.
Read the model notes and warnings shown with each calculator. The projection excludes income tax, corporation tax and capital gains tax, refinancing and some transaction costs. The Stamp Duty calculator supports specified residential purchases in England and Northern Ireland; Scottish and Welsh purchase taxes are not calculated. An income target reached in a forecast may not remain sustainable.
Permitted use
You may use the tools for your own personal or business planning and keep or share reports generated from your scenarios. When sharing results, include the assumptions and make clear that they are estimates. Do not present them as independent professional advice or as an endorsement by Property Projection.
Do not misuse the service, introduce malicious code, attempt unauthorised access, interfere with other users or use automated requests that disrupt the website. Only enter information you are entitled to use; avoid unnecessary personal details about tenants or other people.
Saved scenarios and downloads
Scenarios are saved in your browser, not in an online account. They may be lost if you clear site data, change browser, device or website address, or lose access to your device. Export JSON backups and keep them secure. Excel downloads are reports and cannot be imported to restore scenarios. Anyone using the same browser profile may be able to read your saved information.
Availability and changes
We aim to keep the service useful and available, but do not promise uninterrupted access or that every error will be prevented. We may maintain, correct, change or discontinue features. Updated calculations may produce different results; retain your assumptions and dated exports if you need a record.
Optional support and external services
Support contributions are voluntary and do not buy advice, additional features or a promise of future development. If a support-payment link is available, payment is handled by the external provider under its terms. We do not collect card details. External websites have their own terms and privacy practices.
Responsibility and your legal rights
Because this is a general modelling tool, we do not guarantee that its information is complete, current or suitable for a particular transaction. This does not remove any duty or liability that the law places on us.
Nothing in these terms excludes or restricts liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any other liability that cannot lawfully be excluded. Your statutory rights are unaffected.

Use our contact page for questions, complaints or suspected errors. We will post revised terms here with an updated date. Changes apply to future use and do not retrospectively remove accrued rights.
