How rental cash flow is calculated

Monthly cash flow = rent − mortgage payment − agent fees − maintenance allowance − void allowance − insurance and other costs. Percentages in this tool are based on gross scheduled rent. Negative cash flow means the property needs additional funding under your assumptions.

Maintenance and void allowances spread uncertain costs over time; actual bills and missed rent may arrive unevenly. A repayment mortgage payment includes principal as well as interest. This cash-flow measure is before tax and is not the same as taxable profit.
