Value, equity and available cash
Equity is current property value less outstanding mortgage debt. Portfolio LTV divides total debt by total property value. Equity is included in your forecast net worth, but it cannot fund a new deposit unless released by a sale or refinance; refinancing is not modelled.

The main calculator combines your existing holdings with future purchases, mortgage payments, rent and growth assumptions. Each existing property retains its own mortgage and operating-cost inputs. Historical purchase costs are not charged again.
